Features
Every unit in the building has its own record. Store leaseholder and tenant information for each unit.
Leaseholders report problems through your building's own portal. Directors and agents see every issue, who owns it and where it stands.
Send formal company notices, such as AGM papers, separately from friendly newsletters, with delivery reports so you spot out-of-date contact information.
Track installs and service visits for in-flat equipment, such as hot water cylinders, so you know what is due before it fails.
Give your managing agent's staff their own logins, so both sides work from the same records instead of swapping spreadsheets.
Changes are logged, so when directors change or questions come up at the AGM, the history is there.
Issues
A leak, a broken entry door, a noisy neighbour: every report lands in one list with the flat, the reporter and the date attached. Assign it to a director or the agent, add notes, and close it when it's done.

Flat records
Who owns it now, who owned it before, how to reach them, and every service visit to the equipment inside. When someone asks "when was that last checked?", the answer is one click away.
Who it's for
You're volunteers with day jobs. blocsmart keeps the company's records in one place, so you can see what's happening without chasing emails, and hand over cleanly when the board changes.
Work from the same up-to-date register and issue list as your client's board. Fewer "can you send me the latest list?" emails, and a clear record of what you've done.
One simple place to report a problem, and clear, regular news from the people running the building.
Data protection
You hold personal information about everyone in your building. blocsmart is built so you can look after it with confidence.
Designed around UK GDPR and the Data Protection Act 2018. We act as your data processor under a written agreement, and you can export or delete a person's data when they ask.
Everyone has their own login and a role, such as director, agent staff or read-only. Agents see only the buildings they manage, and access can be removed the moment someone leaves.
Data is encrypted in transit and at rest, and stored wholly within the UK with automatic backups taken hourly. Every change is recorded in the audit log.

Right to Manage lets the leaseholders of a block of flats take over the management of their building from the landlord, through a company they set up and control, called an RTM company. They don't need to prove the landlord has done anything wrong. The RTM company then takes on the landlord's management duties, such as repairs, maintenance and services, and often appoints a managing agent to help.
